Nobody decides to sell in a day. A homeowner in Kirwan spends months quietly searching: what's my house worth, what did the place on the corner sell for, which agents are getting results around here. By the time they pick up the phone, they have already picked the agent in their head.
So the job of this site is to be there for every one of those searches, months early, looking like the local authority. Right now Google sees paulandmel.com.au as a single page, and that page is telling Google its real home is a different address. One page can only ever win one search.
Ten pages, each written in the words homeowners actually type, each with one clear job, all inside the Ray White look people already trust. Mount Louisa gets its own page. So does Kirwan. So does the free appraisal, the market updates, the sold results and the referral program.
Then every ad Ameleah runs, every Business Profile click and every one of Paul's domains lands on the page that matches it, and every enquiry is tracked back to where it came from. One extra listing a year pays for this several times over.

Ray White already owns the brand, so this is not a branding project and it is not priced like one. We design within the Ray White corporate look, write every page for search and for people, build it mobile first, and connect everything you already use.
Two honest notes. Nobody can guarantee a Google ranking, and anyone who tells you otherwise is selling something. What we can guarantee is that every page is built the way Google asks for, which is the part most agent sites get wrong. Separately, the site has to stay inside Ray White's corporate branding, and that is the right call: it is what makes a homeowner trust the form. The creative work goes into the writing, the structure and the local story, not into reinventing the look.
Ten pages is the right size for where you are now. Once the suburb pages are ranking, adding a third suburb or a monthly market update article is a small, repeatable step rather than a rebuild.

Paul wants this yesterday, so here is the fastest honest schedule for ten properly written pages. Live by Thursday 5 November, with the ads, the Pixel and every domain switched over the same day.
The two things that decide the date are logins and feedback. The build itself is the predictable part. Access in the first two days and feedback within two business days at each review keep the 5th on the calendar.
A 30-minute call on the suburbs, the offers and how you want to sound. By Friday we need the VentraIP login (received, thank you), Eon's hosting access, Ameleah's partner access to Meta Business, and your Google Business Profile.
Search research for both suburbs, then the homepage designed in full inside the Ray White look. You see it Friday the 16th and tell us what you think.
All ten pages written and the remaining nine designed. Copy comes to you as it is ready, page by page, so review is quick rather than one big read at the end. Feedback back to us by Tuesday 27 October.
The approved pages built, the editor set up for Ameleah, forms wired to your inbox, Pixel, Conversions API, Analytics and Search Console all installed on the staging site and tested.
You review the finished site Monday the 2nd. We turn your changes around, then on Thursday the 5th we point every domain at the new site, retire the old one, submit the sitemap to Google, check every ad link and watch the first test enquiry land in your inbox.
One note on revisions. You get two rounds on the design, two on the copy and one on the built site before launch, which is plenty for a project this size. Anything after launch we will happily do, billed at $120 an hour.

The monthly SEO is the one worth thinking about. Launch gets you found. A new local article every month is what keeps you ahead of the other agents in both suburbs, and the market updates you already promise homeowners are exactly that content.
Hosting & care, from launch
Either you host it and we hand over every credential, or we host and maintain it from $50 a month prepaid, $60 paid yearly, or $75 monthly with no lock-in. That covers daily off-server backups, SSL, managed updates and a server tuned for speed.
Billed to you directly, never marked up by us
Two rounds on the design, two on the copy and one on the built site before launch. Further changes after launch are billed at $120 an hour.
A walkthrough for Ameleah, every login in one document, and the site backed up, so you're never locked out of your own website.
Monday to Friday, 9am–5pm AEST. Same time zone as Townsville, so a quick call is always easy.
Three are included: kickoff, the homepage presentation and the launch walkthrough. Additional time is billed hourly.
Paul and Melissa Kotze (Team Kotze, Ray White Townsville) are engaging Studio Loock as an independent contractor for a ten-page website, SEO and tracking package.
Invoices are sent at the dates in the chosen payment plan and are due within 3–5 days.
If logins, photography or feedback are not delivered promptly, Studio Loock is not responsible for delays this causes.
Changes to the agreed scope may attract additional fees. Extra hours outside scope are billed at $120/hour.
VentraIP, Meta, Google, hosting and domain services are provided by third parties under their own terms. We integrate and configure them but do not control their availability, pricing or ranking decisions.
Team Kotze guarantees it owns or is permitted to use everything supplied, including Ray White brand assets and the content of the current site. Studio Loock retains the right to display the completed site in its portfolio.
This proposal is the sole agreement between the parties. Additional work must be authorised by a written change order.
Either party may terminate with two weeks' written notice. Team Kotze remains liable for work completed to that point.
To go live on the 5th we start tomorrow. Reply with these three and the invoice follows straight away.
